This concept started from people converting old unused barns from ag application to a livable home. Barndominiums feature open floor plans, high ceilings, combining commercial style workspace and residential large open spaces for comfortable living quarters. A cost effective solution compared to traditional foundation built homes. Barndominiums are highly versatile and can serve as:

Cost Effective: Barndominiums are often better value to build than traditional homes. Costs vary significantly based on size, finishes, and location, but they frequently offer better value per square foot due to pole barn construction methods and combining your barn/shop and house into one building.

Fast Construction: Typically barndominiums can be constructed quicker than traditionally built homes. Due to the pole barn construction style, or prefabricated metal framing, outer walls can be put up quickly. Speeding up the process to 6 months or less, depending on the interior finish.

Newly built house

Durability & Low Maintenance: Built with pole barn or metal structures, they withstand harsh weather and require less upkeep. Typically barndos use the same materials around the exterior meaning fewer materials to paint or replace, meaning less upkeep.

Open Floor Plans: Barndominiums are known for there open floor plans, tall ceilings, and flexible layouts for living + work/shop space. You can customize the floor plan to your liking, whether that is an open floor plan, or a more intricate layout.

Even with the advantages, there are some limitations to consider.

House addition

Barndominium Financing: Barndominiums are a relatively newer style of home, which can make securing financing more challenging, particularly for new construction. With many traditional lenders being hesitant or unfamiliar with them, we recommend making financing one of your top priorities. Options include traditional lenders, USDA loans (0% down for qualified buyers in eligible rural areas), and specialized construction loans from experienced lenders.

Selling Barndominium: Not every homebuyer is looking for a combined living space and large shop or workshop under one roof. This creates a more niche demographic, barndominiums can sometimes take longer to sell than traditional homes. Additionally, their relatively limited resale history can make it challenging for appraisers to find suitable comparable sales (comps), which may complicate the appraisal process when it comes time to sell or refinance.
